Moisture Barriers in Crawl Spaces
There are many excellent reasons for keeping excess moisture from accumulating in your crawl space. The most important reason would be to avoid wood destroying fungi. Wood with a moisture content of greater than 20% is susceptible to decay from wood destroying fungi. Treatment to control this requires a general surface treatment of all exposed wood.
Avoiding moisture from building up in crawl space may include the following actions:
- Installation of a moisture barrier with a layer of heavy gauge polyethylene over soil, covering 80-100% of the soil.
- Depending on the seriousness of the problem, a surface treatment of all exposed wood in crawl space may be necessary.
- Installation of vents for proper ventilation of crawl space.
