Moisture in a crawl spaceThere are many excellent reasons for keeping excess moisture from accumulating in your crawl space.  The most important reason would be to avoid wood destroying fungi.  Wood with a moisture content of greater than 20% is susceptible to decay from wood destroying fungi. Treatment to control this requires a general surface treatment of all exposed wood.

Avoiding moisture from building up in crawl space may include the following actions:

  1. Installation of a moisture barrier with a layer of heavy gauge polyethylene over soil, covering 80-100% of the soil.
  2. Depending on the seriousness of the problem, a surface treatment of all exposed wood in crawl space may be necessary.
  3. Installation of vents for proper ventilation of crawl space.
